What Building Pad Preparation Is — and What We Do
A building pad is the engineered earth-and-stone platform a structure sits on. Whether the project is a new house, a detached garage, a shop, an outbuilding, or a pole barn, the pad has to be the right elevation, fully compacted, and properly drained — or the structure built on top of it will eventually settle, crack, or take on water.
Mann Hauling is the contractor that prepares that pad. We strip topsoil, cut into high spots, fill low spots, rough grade to elevation, install a compacted #53 stone base, and hand off a clean, level, builder-ready pad. We prepare the pad for your builder or concrete contractor — we do not build the structure ourselves.

What We Do — Core Site Prep Services
Building pad preparation is a defined scope of work. Here is exactly what Mann Hauling delivers on every pad project across Central Indiana:
- Cut Out / Cut In — Excavating into existing grade to establish the pad footprint at the correct elevation, including hillside cuts and split-level pads.
- Topsoil Stripping — Removing the unstable organic topsoil layer from the entire pad footprint plus a working perimeter — topsoil cannot stay under a structure.
- Rough Grading — Shaping the sub-grade with excavators and skid steers to the elevation and pitch your builder or concrete contractor specifies.
- Stone Base Installation — Delivering and spreading 4 to 6 inches of #53 dense-graded crushed limestone — the Central Indiana standard for residential pads.
- Compaction — Compacting the sub-grade and the stone base in lifts with vibratory plates or rollers so the pad does not settle under load.
- Drainage & Site Pitch — Crowning or pitching the pad so stormwater moves away from the future structure on Indiana clay sites.
What We Do NOT Do
Mann Hauling is a site preparation contractor — not a builder, framer, or concrete finisher. To set clear expectations, here is what is not in our scope:
- We do not build houses, garages, shops, barns, or any other structures.
- We do not frame, side, roof, or finish buildings.
- We do not pour, form, or finish concrete slabs, footings, or foundations.
- We do not set posts, trusses, or steel.
- We do not act as the general contractor on the build.
We prepare the pad for your builder or concrete contractor. Once the pad is cut in, graded, stoned, and compacted, your builder shows up to a job site that is ready to work — that is where our scope ends and theirs begins.

House Pads
Single-family home pads cut to the builder's foundation plan — slab-on-grade, crawl space, or basement-cut pads with proper over-dig and drainage.
Garage Pads
Detached 1-, 2-, and 3-car garage pads sized for a future concrete slab pour, including thickened-edge and monolithic pour preparations.
Shop Pads
Mechanic, woodworking, and hobby shop pads — heavier compaction specs and deeper stone where vehicle traffic or equipment loads require it.
Outbuildings
Storage building, equipment building, and accessory structure pads built to your supplier's or builder's footprint.

Our Building Pad Preparation Process
1. Site Clearing & Topsoil Stripping
We strip vegetation, roots, brush, and the organic topsoil layer from the pad footprint plus a working perimeter. Topsoil is unstable and must come off.
2. Rough Grading & Cut-In
Using excavators and skid steers, we cut into high spots and build up low spots to your builder's required sub-grade elevation.
3. Elevation & Drainage Prep
We set the pad at the right elevation relative to the surrounding grade and pitch the surface so water moves away from the future structure.
4. Sub-Grade Compaction
Before stone goes down, the exposed sub-grade is compacted with a vibratory plate or roller — the foundation of a pad that lasts.
5. Stone Base Installation
We deliver and spread 4 to 6 inches of #53 crushed limestone, placed in lifts and compacted between each lift for maximum density.
6. Final Compaction & Builder Handoff
We finish-grade the pad, verify it level (or to your builder's spec), confirm drainage flow, and hand it off to your builder or concrete contractor.
Why Proper Pad Prep Matters
On Indiana clay soil, cutting corners on the pad shows up fast. A correctly built pad delivers three things every builder and homeowner wants:
- No settlement. Stripping topsoil and compacting both the sub-grade and the stone base in lifts eliminates the soft layers that cause slabs to drop, crack, or tilt over time.
- Drainage that actually works. A pad pitched away from the structure keeps water out of the building, off the foundation, and out of the floor. Critical on Hendricks and Morgan County clay sites that hold water.
- Long-term stability. A correctly prepared pad easily outlasts the structure built on top of it. A bad pad fails within a few seasons and is far more expensive to fix after the building is up.
